Airbnb Changes Coming October 1st: What's New

New changes to short-term rentals like Airbnb are expected from October 1st. The government is considering freezing licenses in the center of Athens and extending the measure to island and mainland destinations.
At the same time, strict specifications are being implemented for properties available on the platforms. The aim is to limit the increase in listings, which have reached 242,000 nationwide, and to address pressures in the housing market.
From October 1st, each property must have mandatory liability insurance, an electrician's declaration of compliance, smoke detectors, leakage relays, fire extinguishers, escape signage, and a first aid kit. A rodent and pest control certificate is also required.
Inspections will be continuous and on-site by joint teams from the Ministry of Tourism and the Independent Authority for Public Revenue (AADE). Violations will incur fines starting from 5,000 euros, increasing in case of recurrence.
