Agreement on Signature Certification for Real Estate in Cyprus

The Real Estate Development Association and the Tax Commissioner of Cyprus have reached a consensus regarding the directive on signature certification for real estate contracts. The directive, effective from January 1, 2026, requires certified signatures for the issuance of tax exemption certificates.
The President of the Association, Yiannis Misirlis, highlighted the impact on the real estate market, especially in international transactions, due to legal and practical difficulties. Certification by Cypriot diplomatic missions abroad is considered time-consuming.
The Tax Commissioner expressed a positive attitude towards reviewing and seeking improved procedures. The submission of the sales contract to the Land Registry as sufficient verification is being considered.
The Association stated its readiness to contribute to the development of applicable procedures for the legality of transactions, without burdening investment activity.
