Student Apartment 'Safari': Difficult Neighborhoods in Athens

Finding student housing in Attica has become particularly difficult due to limited availability and high rents. According to data, the availability of small apartments for rent has significantly decreased in many areas.

In the center of Athens, listings for apartments up to 80 sq.m. were down 13.2% in the first half of 2025, compared to the previous year. A similar decrease was observed in Zografou (-19.3%) and Kallithea (-17%). Even greater decreases were recorded in Peristeri (-38.5%), Ilion (-36.8%), Nea Ionia (-29.3%), Nea Smyrni (-23%) and Vyronas (-22.6%).

The Municipality of Athens accounts for 39% of the student housing supply. In the southern suburbs, this percentage is 30%, while in the northern suburbs it is 14%. Western Attica and Piraeus show limited supply.

A survey by the Panhellenic Network E-Real Estates shows that the availability of residences above the 1st floor up to 50 sq.m. with rent up to 300 euros is extremely limited in the center of Athens (1.04%). The majority of available properties have a rent of over 400 euros.

In the western suburbs, the percentage of homes with rent up to 300 euros is 3.1%. In the southern and northern suburbs, as well as in Piraeus, the availability of residences with rent up to 300 euros is zero. In the northern suburbs, 9 out of 10 apartments have a rent of over 500 euros.
