Golden Visa: Application Decline and Unorthodox Practices

A significant slowdown has been recorded in the Golden Visa program, according to data from the Ministry of Migration and Asylum up to September 2025. Applications decreased to 5,747 from 6,108 the previous year.

At the same time, there is an increase in advertisements on the internet and social networks promoting small apartments, worth less than 250,000 euros, which are eligible for a Golden Visa, especially in cases of change of use and listed buildings. One such advertisement promises fully furnished 1-2 room apartments in Athens with prices starting from 230,000 euros.
